Management Services

From the moment you hand us your keys, we will take good care of you and your property.

In order to provide a service that best suits your needs and wishes, we offer a range of different service options.

1. KEY-HOLDING

We will hold a key to your apartment to provide the security and peace-of-mind of knowing that your property can be accessed or checked by us at any time in your absence.
We can check your apartment and carry out work, on request and as agreed with you in advance.
We can take deliveries at your apartment and can provide access to authorised people, for example tradesmen, as and when required by you.

2. BASIC PROPERTY MANAGEMENT

We will hold a key to your apartment and visit your apartment regularly to inspect the interior and exterior for any obvious defects.
On each visit we will air your apartment (subject to adverse weather conditions) and inspect for any signs of mildew, pests or vermin, clearing away minor occurrences where possible.
We will run the water and flush toilets to keep the water systems clear and to keep vermin at bay.
If any defects or changes to your property are noted, we will inform you (with photos where appropriate) and make recommendations for action.
We will identify any maintenance that needs to be carried out and organise repairs if necessary and as agreed with you.

3. FULL PROPERTY MANAGEMENT

A. Property Management and Bill Payments

In addition to our Basic Property Management package, we will also organise payment of ENEL bills and local IMU and refuse taxes for your property to ensure that no bill or tax payments are missed and your apartment is legally maintained.
We will provide an address for service for bills, meaning you don’t have to worry about forwarding any bills to us for payment.
We will also provide a point of contact for the relevant Comune and utilities companies so that if problems arise with any aspect of your bill payments, you minimise risking disconnection or penalty fines.
Using our bill paying services also removes the need to have any Italian bank account and thus avoids hefty Italian bank charges.
By providing funds in advance to cover your bills, you also reduce the transaction fees incurred with making multiple smaller payments, (for example, IMU, ENEL and refuse payments amount to 10 separate payments a year).
If you desire, we can also keep additional funds on account for you to pay for any additional costs such as condominium fees, or maintenance or repair work that you may choose to have carried out.

B. Rental Management

In addition to our Basic Property Management package, we can assist you with all aspects of renting your apartment to help you turn your holiday home into a worthwhile investment that can pay for itself and make you money.
To attract maximum rental revenue we can help you ensure that your apartment is optimally kitted out and prepared for rental.
We will advertise your property on our dedicated rentals website and through several other online portals.
We will manage all enquiries and bookings, from payments to contracts and on-site management of cleaning, linen, arrivals and departures.
You need only request our Rental Management service and we will deal with every aspect of renting your apartment, so you can achieve maximum rental income without lifting a finger.

4. COMPLETE PROPERTY MANAGEMENT

Our Complete Property Management option provides you with absolute peace-of-mind that we will look after your property abroad, including payment of ENEL bills and local taxes.
We will also assist you in all aspects of renting your apartment to ensure you receive the maximum rental revenue possible for your property.
By taking advantage of both our Bill Payment and Rental Management services, your apartment effectively and efficiently pays for itself, without you needing to worry about transferring money to cover the costs of services, bills and any required maintenance.
Your rental income can be directly offset against the cost of your apartment, providing the financial benefits mentioned above and reducing the time you need to spend actively managing your property abroad.
Following the end of the rental season, we will provide you with a detailed breakdown of your account and a review of the season’s rentals. We will also provide you with an estimate of projected costs for the coming year with recommendations, if relevant. Your rental profit can then be passed on to you by a method of your choice.
